I spent £40k renovating my home – people say it’s an obscene amount of money but we even got a wine cooler put in

HOME renovations are all the rage: before and after pictures flood social media, with people turning decrepit properties into their dream homes. 

Britain is a house-proud nation who spends more on home improvements than anything else - because who doesn’t want to put their own stamp on their property?

That includes model Rachel Meageen, who bought a house for £200k with her partner and spent 12 months gutting it.

They purchased the rundown property in October 2022 and have shared details of their renovation on TikTok

According to Rachel, the total cost fell just short of £40,000. 

The couple spent £2,930 knocking down the wall in their kitchen and a further £1,720 on carpentry.

Plastering throughout the house was a further £6,320, re-plumbing with fresh radiators and pipes cost £6,800, and rewiring materials were £1,080. 

Rachel saved on electrician costs because her partner was able to do this. 

Once the bones of the home were up, they added a stylish kitchen for £4,680, which cost an extra £1,200 to be fitted, and bought £1,600 worth of appliances. 

But the appliance budget accounted for one nifty gadget: a wine cooler.

Rachel's main bathroom and downstairs toilet cost a collective £5,200, while tiles and tiling cost £2,900. 

They disposed of their rubbish in £790 skips, while paint costs totaled £105.

Fresh carpets set the couple back £3,000, and a sparkling staircase £1,500. 

That means the total renovation cost £39,825, which Rachel shared in a candid TikTok video which has since racked up over 70,000 views.

However, some social media users were quick to slam the price, dubbing it “a bit steep” and claiming the couple were “ripped off”. 

“It’s stunning but this is an obscene amount of money,” one person commented. 

Rachel replied that they “were lucky to get the house for way under market on auction so have added a lot more value” to it than they paid out. 

Buying a property at auction is very different from a visit to the local estate agent.

Auctions are well known for flogging run-down fixer-uppers costing below the market rate. 

For a buyer, an auction removes the risk of being gazumped or having to go to sealed bids.
