Paul Nicholson purchased a 1957 three bed bungalow situated in the seaside town of Prestatyn, North Wales in March 2022.

When he bought the property it had been empty for three years and all power supplies, gas , electric and water had all been disconnected.

He purchased the property for £260,000 and had a budget of £160,000- £200,000 to renovate it.

Paul told Fabulous: "The bungy [bungalow] was in a right state, everything had to be stripped back to brick, all plumbing and electrics removed, nothing was left."

The home renovator explained when he first found the property, he was "looking for a project".

He said: "I'd looked at a couple of other properties and decided this was the one for me. I could do something nice with this one."

Paul started work on the property straight away and managed to secure planning permission to convert the loft into two bedrooms and a bathroom, and put an extension on the rear of the house.

He knocked down walls, replaced the ceiling joists and windows and added in sliding patio doors.

The whole renovation took just over 18 months and was mostly completed by Paul himself, with the occasional help of builders, plumbers and an electrician.

Paul said: "This renovation was a labour of love, complete with blood sweat and tears".

He added the estate agents who valued the property were very impressed with his work, commenting that the house set a precedent for the street and had been renovated to a very high standard.

"It really is worth going that extra mile when renovating", he said.

Paul has transformed the property from a three bed bungalow to a five bed house with a large kitchen diner and extra large detached garage.

Paul's favourite room in the newly renovated home is the Wren High Gloss kitchen, which has quartz worktops and built in appliances.

For the property's flooring Paul chose 18mm thick limed oak.

He said: "It's dearer than standard flooring, but the end result is fabulous."

Paul added the two bathrooms are from a "real, walk into, bathroom showroom" and said he chose to buy them this way because "you can actually feel the quality and see what you're buying".

Discussing his project, Paul said: "I've put my heart and soul into this renovation.

"I employed good, trustworthy, builders, plasterers and sparkys [electricians], that are sometimes not easy to find, so when you do find one keep hold of them!"

Paul will not be living in the bungalow and it is now on sale with Williams Estates for £575,000 - more than double what he paid for it.

He said that he will make a "nice profit" from the house, equivalent to years of a "good wage" salary.

Paul has renovated a number of properties over the last 40 years, however, he does not flip houses as a full time job.

His number one tip for anyone looking to renovate a property of their own is to be careful with your finances.

He said: "People who want to do this should have enough finances in place.
