A SAVVY homeowner has been flooded with praise after revealing the "clever" way she managed to build her dream home - after paying just £25k for the perfect plot of land.

The woman proudly showed off the very impressed 4 bedroom, 3,000 square foot house self-build, before revealing all of the hidden costs - and the clever tips and tricks she used for nabbing the land for so cheap.

In a clip posted to TikTok (@theselfbuildjourney), she penned: "We keep getting asked, how we got land for our self build for £25k! This is how!"

She then went on to document the whole process, and begins by explaining how they bought a house for £315k, which came with "about half an acre of land."

The proud homeowner goes on to say that the next step was to access the land, so they brought in the help of a digger.

But it was the genius next step that really left people impressed.

"We divided the land with land registry, sold the original house for £25k less than we bought it for and moved out, but kept the land we needed for the build," she says.

"[It cost] less than £25k."

Then, she notes it was time to properly "set to work."

In a second video, she helpfully reveals exactly how much it cost to build the stunning 4-bed house.

After selling the original house and taking the land required, which cost £25k, she says they then paid £10k for architecture and planning, £50k on groundwork and forked out £70k on masonry and steel work.

She goes onto say that the joinery set them back £16k, first floor construction £8k, roofing £29k and they spent £15k on electricals.

Continuing to reel off the costs, the homeowner explains they forked out a whopping £21k on insulation and plastering, while the front projection, windows and doors and the plumbing cost £25k each.

Along with a further £8k spent on the flooring and £11k on decorating, they paid a grand total of £338k.

The post has since racked up millions of views and several comments, with many quick to praise the social media user for her very savvy approach.

"Clever," praised one.

A second enthused: "This is absolutely brilliant!"

Meanwhile, a fourth noted: "Wow. Amazing!"

However, a further noted: "I’d have done the other house up sold it to cover a lot of the new house costs."

In response, the homeowner replied: "I did sell the first house to cover the land and build costs, but doing it up wouldn’t have added enough value!"
